Manitou Springs: Hiawatha Gardens Selective Demolition. The City of Manitou Springs is seeking proposals for selective demolition of portions of the Hiawatha Gardens building, located at 10 Old Man’s Trail. Very recent evaluations by two separate structural engineers have suggested that the historic dance hall is structurally sound and that it is feasible to retain for assessment of historic integrity and development possibilities. The evaluations for the northern historic section and adjacent link to the south found it was poorly constructed initially and also negatively impacted by deficient drainage and it is not economically feasible to restore. Thus, the first action proposed is to obtain proposals from qualified general contractors to remove the non-historic and structurally unsound additions that surround the original pavilion structure. The structures to be removed have previously been assessed for structural and architectural integrity and deemed worthy of removal and unfit for occupancy
