Crews are prepping for demolition at 205 Montague Street, the site of a 47-story residential skyscraper in Brooklyn Heights. Designed by Hill West Architects and developed by Jonathan Landau of Landau Development Corp., the 672-foot-tall structure will span 529,597 square feet and yield 90 rental apartments and 46 condominium units with an average scope of 2,100 square feet. The $500 million project will also include nearly 40,000 square feet of retail space, multiple cellar levels, and more than 100 enclosed parking spaces. The 19,000-square-foot property is located at the northwest corner of Montague Street and Cadman Plaza West.
Crews are steadily assembling scaffolding over the six-story commercial office building that currently occupies the site. Given the structure’s modest scope, demolition could likely by the fall.
No renderings have been revealed for the skyscraper apart from the below axonometric diagram and site plan. The building will begin with a multistory podium covering the full lot, and the main tower will rise with a rectangular massing oriented to the north. A cutout is visible around the one-quarter mark of the tower, and the slender northern and southern elevations are depicted lined with a series of curving balconies of various sizes. The structure will culminate in a multifaceted bulkhead.

The Google Street View image shows the conditions of the 64-year-old current occupant of the site before the start of demolition. Landau Development acquired the property last December for $140 million and secured a $213 million senior loan along with $100 million in equity from Northwind Group through its Northwind Debt Fund III. The funds include $25 million in preferred equity from Atlas Capital Group.
