(RFQ) 139 East Main St Demolition; Pre-qualify contractors to demolish the existing building at 139 East Main Street (former Woolworth Building). Project Description The following underlying factors are known:  RHEDC owns and maintains the subject site. Overall RHEDC goals:  Perform the demolition without disturbance/damage to adjacent properties.  Upon completion of demolition, maintain a consistent Main Street look.  Prepare the site for future development.  Improve pedestrian access to nearby public parking.  Demolition will include entire building above grade (approximately 11,000 sq. ft.)- including existing walls and structure to 2’ below grade, backfilled to grade with suitable soil and crushed stone surface. (Basement walls and floor slab to remain.)  Both adjacent buildings have crawl spaces but no basement.  The 139 East Main building generally consists of a single story building over a full basement. The exterior walls are loadbearing masonry walls, and the elevated floor and roof is also supported by an interior structural steel columns and beams. Portions of the first elevated floor slab are concrete.  Coring of the concrete basement floor slab for future development documentation and subsurface drainage will be required.  Based on local historic designation, certain items must be salvaged and stored on City property- vent covers, pressed tin ceiling tiles, exterior metal façade.  Existing utilities within the site would be removed and capped by others prior to demolition at the perimeter of the property or within the City’s street right-of-way, to be accessed for future (unknown) development needs. Demolition Contractor to be responsible for capping 2” natural gas main and removal of any piping within the site.  Existing roof leaders for adjacent buildings are to be maintained and re-tied back into storm sewer as needed.  A hazardous material program would need to be followed for proper removal of the asbestos materials that have been identified and documented within the property.
