The contract work includes construction of the Fitness Center (approximately 60,000 SF) and all related site work. The building is a one-story steel-framed facility (plus mechanical mezzanine) with a combination of EPDM and structural standing seam metal roofs. The facility will contain a single NCAA-sized basketball court (with two integrated adjacent high school cross courts), aerobic and exercise rooms, weight training rooms, fitness testing room, health and wellness classrooms, offices, male and female locker rooms/showers, entrance lobby, and admin support/storage. The work includes, but is not limited to: concrete footings foundation and slab flooring, masonry walls, structural steel framing, low sloping EPDM (rubber membrane) roofs draining to internal roof drains and sloped standing seam metal roof, glazed curtain wall, fiberglass sandwich panel assemblies, interior partitions, steel doors and frames, wood doors, tile and carpet flooring, wood and resilient athletic flooring, VCT flooring, acoustical ceilings, acoustical wall treatment, toilet and locker rooms, HVAC, plumbing, fire protection systems, electrical and incidental related work. Site work includes, but is not limited to, seeding/sodding, plants, irrigation sprinklers system, parking lots, roads, and incidental related work. The floor plan will be a skewed configuration in order to maximize efficiency and LEED points. This project is registered with the U.S. Green Building Council and shall be constructed to achieve LEED Silver certification. Construction of the new fitness center will require demolition of the existing swimming pool, bath house and filter house which encumber the site. Base bid will also include resurfacing, and re-striping existing parking lot and associated site lighting to the new fitness center to allow for limited parking spaces. Option items shall include: OPTION 1 -Demolition of the existing fitness center to include removal of all existing foundations, floor slabs, footings and underground utilities (using existing as-built conditions), import soil and backfill to relative grade, and provide 4 of topsoil and sod the area; OPTION 2 - Complete re-construction of existing parking lot to accommodate approximately 150 total parking spaces; OPTION 3 Provide additional landscaping around the new facility; OPTION 4 Provide a complete site irrigation system around the building only; OPTION 5 Provide landscaping associated with the reconstructed parking lot under OPTION 2, and; OPTION 6 An estimated line item quantity for Removal and Replacement of Unsuitable Soils, if encountered during construction. The demolition work requires removal of lead, asbestos, and PCB containing materials. In addition, this project will comply with DOD anti-terrorism/force protection requirements per Unified Facilities Criteria. Solicitation Number W912BU-09-B-0016 will be issued on or about 07 May 2009 with a bid opening date of 09 June 2009. Estimated cost range of the project is over $10,000,000.00. The NAICS Code for this project is 236220 with a size standard of $33,500,000.00 million. This IFB includes special standards which are as follows; A. Specialized Experience on Similar Type Work and Project Experience, B. Past Performance, C. Key Personnel, D. Proposed Contract Summary Schedule.
