Manitou Springs: Hiawatha Gardens Selective Demolition. The City of Manitou Springs is seeking proposals for selective demolition of portions of the Hiawatha Gardens building, located at 10 Old Man’s Trail. Selective demolition of portions of the Hiawatha Gardens structure is desired. The historic dance hall (structure 1) portion of the structure will be exposed down to the studs from the initial phase of selective demolition. Once the first phase of selective demo is at the point where structure 1 can be evaluated a determination. will be made for the building to be retained and ultimately restored if it is structurally sound. Protection of the exposed historic dancehall will be needed from potential manmade and natural hazards until a comprehensive restoration plan can be developed. If, after the selective demolition, the historic dance hall is not deemed salvageable by the City of Manitou Springs team the historic dance hall will then be demolished as well.
