UCLA: Demolition and Abatement UCLA SOUTHWEST CAMPUS APARTMENTS. The Project is located on the existing Warren Hall and Hillblom Center site in the Southwest campus zone, at 900 Weyburn Place North, west of Weyburn Place and north of Weyburn Avenue. The Projectshall accommodate approximately 321 graduate beds and 1,958 upper-division undergraduate beds inapartment units. The unit types shall be a combination of two-, three-, and four-bedroom apartments, with the majority of them 4 Bedrooms/4 Beds for graduates and 4 Bedrooms/8 Beds for undergraduates.Student support space shall include ground level multi-purpose space, common study, meeting, mailroom, laundry facilities. Warren Hall, a 102,200 GSF laboratory and office building built in 1961, and Hillblom Center, a 7,200 GSF research building built in 2004, shall be demolished. The development shall consist of (3) mid-rise Type-I concrete frame buildings totaling up to 591,100 GSF. The buildings shall range from 8 to 10 levels, and shall be similar in construction type and design to Weyburn Terrace apartments that were completed in 2013.The exterior materials may include: integral color stucco cladding; pre-cast concrete and ceramic tile trim and cladding; commercial-grade, dark, anodized aluminum sash; and concrete tile roofing. The Project shall comply with the University of California Policyon Sustainable Practices and achieve a minimum LEED – NC Silver and target to achieve a LEED – NCGold Certification rating.The Anticipated Prime Contract Value is $303,000,000.00.The University has bid and awarded a CM at Risk Contract to PCL Construction Services, Inc. (hereafter"CM/Contractor"). CM/Contractor is responsible for bidding and awarding all subsequent subcontractor packages, including this package. The successful Subcontractor Bidder shall sign a Subcontract Agreement directly with CM/Contractor, and shall be bound by all the terms of the contract betweenUniversity and CM/Contractor. Refer to the specification book dated April 2018, which contains thecontract between University and CM/Contractor, attached to the subcontract bidding documents andincorporated by this reference.Bid Package No. 01 - Demolition and Abatement (this contract): This Bid Package consistsprimarily of abating and then demolishing existing Warren Hall, a 102,200 GSF laboratoryand office building and Hillblom Center, a 7,200 GSF research building.The estimated construction cost of this bid package is $3,886,840.
