Phoenix: Edison Impact Hub Abatement and Demolition. The City of Phoenix is seeking a qualified contractor to provide construction services for the project listed below. The Edison Impact Hub is a historic preservation of a vacant commercial structure owned and managed by the City of Phoenix Housing Department. The property sits on 4.98 acres and is located at 1855 E. Garfield, Phoenix, AZ 85006. The property consists of a 38,970 SF office building and an 1,198 SF garage/workshop. The property was constructed in 1941 with additions constructed in the 1960's. The demolition scope of work includes, but is not limited to, the complete removal of the western addition (approximately 20,000 SF), exterior non-original walls, selective interior demolition to remove interior walls, furring, plumbing, electrical, fire protection, data/telecom, mechanical equipment, drop ceilings, ceiling tiles, finishes, doors and demolition of site improvements including asphalt, sidewalks, ramps, steps, guardrails, fencing (perimeter fencing to remain) a carport structure, lighting, electrical equipment, and landscaping. The contractor will need to board up any exterior openings created by the demolition. Additionally, the scope of work also includes removal and disposal of furniture including, but not limited to desks, chairs, tables, filing cabinets, bookshelves, office supplies, etc. Additionally, scope of work includes abatement of asbestos and lead based paint identified in the Asbestos & Lead-Based Paint Survey Report by Partner Engineering and Science dated March 4, 2021, the XRF Lead-Based Paint Inspection Report and Findings Report by Adams and Wendt dated February 28th, 2023, and the Updated Asbestos Inspection Report of Findings by Adams and Wendt dated March 2, 2023. The roof covering and windows for the original 1940's structure will be removed by another contractor at a later date and are not part of the scope of work for this project
