This project includes the construction of a new 144-person dormitory totaling approximately 54,300 square feet. The new building site for the dormitory will require demolition of the old Base Library, Building 405. This project also includes demolition of Buildings 426 and 427 in preparation for future dormitory construction. The total demolition area is approximately 86,393 square feet. The new dormitory will be a three-story facility that features two wings of living modules connected by a covered walkway at each floor. A one-story Commons building is centrally located between the two dorm wings. Each wing consists of two, three-story dormitory structures containing nine modules each. Each module consists of four bedrooms with individual bathrooms, closets and a central kitchen / eating / living area. The Commons building includes the central mechanical, electrical, communications, and fire protection rooms, plus a vending area, office, storage, and a handicapped accessible toilet. The new dormitory will be constructed with a reinforced concrete foundation and floor slab on shallow spread footings. The building will have a structural steel frame designed to comply with AT/FP progressive collapse requirements. Exterior walls will consist of split face CMU veneer over gypsum sheathing and metal stud backup. The roof system will be a sloped pre-finished standing seam metal roof system installed over rigid insulation on structural metal deck and metal roof framing. Interior partitions will be gypsum wallboards and the new dormitory will have aluminum windows with laminated glazing. The work includes communication and fire protection systems, all supporting utilities, and site work consisting of parking, sidewalks, access drives, and landscaping. Heating and cooling for the new dormitory buildings will be provided by packaged water cooled heat pumps. A geothermal vertically drilled earth heat exchanger system will provide the heat sink/source for the heat pump system. The heat exchange system will be a closed-loop system consisting of approximately 180 wells at 100 feet deep, spaced at 30 feet on center. Hazardous material work includes, but is not limited to, removal and disposal of asbestos-containing materials from Buildings 405, 426, and 427. This project has been designated for sustainable design. As a measure of sustainable design efforts, this project is participating in the United States Green Building Councils LEED Green Building Rating System. The contractor shall comply with LEED criteria and fulfill all requirements to obtain a minimum LEED certification level for this project. The solicitation will be issued as UNRESTRICTED on or about December 05, 2006. The NAICS Code for the proposed acquisition is 236220, Commercial and Institutional Building Construction and the small business size standard is $31 Million.
