Hi Wolf, percentage depends on the job and my involvement. If it's just a direct hand off or referral for someone else to quote, I would work with about a 5% of total bid. Some jobs I run into I would like to joint venture on and let someone else handle the heavy removal and concrete demo so I can concentrate on the tear out and deconstuction.

New to the forum, looks like a great site for demo info. I specialize in interior (residential and commercial) deconstruction, demolition and tear-out work in the NW suburbs of Chicago. I am continually encountering more and more requests for complete building demolition, mostly small projects such as houses, garages and small commercial buildings under 20,000 sq ft. I have no plans in expanding to building demolition as I prefer to stay with what we do best, however I am now trying to educate myself as best as possible in estimating and demo procedures on these larger projects with the intention of jobbing out or referring to other demolition companies on percentage.
As of 8-13-07, I have a few projects to job out or at least need pricing on if any smaller demo companies in the NW Chicago suburbs are interested. Example 1: Remove 1 car, wood framed, vinyl sided garage in Wheaton, IL. the concrete slab stays. Example 2: Remove an 8000sq ft. restaurant in Joliet IL. all cinder block with some face brick. Flat roof. Complete foundation and 6' sub basement needs to also be removed and back filled with gravel. I just lost a complete house demo because the couple of local demo companies I called to pass the job off to did not call back in time for quote.
I would sure appreciate any information or formulas about estimating residential and commercial demolition, at least rough pre-inspection formulas, for example I have noticed on commercial buildings a consistent rough guide estimate of about $6.00 per sq ft. including waste removal?
