Provide technical expertise throughout the Pre-Construction process including reviewing the plans and specifications for constructability and construction schedules and advising the project team of issues or deficiencies
Understand the owner contract, project estimate and budget set-up
Create site logistics plan identifying trailer location, material storage, access points, gates, safety requirements, signage, temporary utilities, etc.
Manage day-to-day field activities to ensure that the safety, schedule, and quality requirements are met
Attend morning huddles when on site and make sure safety is discussed.
Issue change management requests and orders in conjunction with project manager.
Estimate, quote and budget contract changes, in conjunction with PM.
Apply for building and all required miscellaneous project permits, in conjunction with or as assigned by PM.
Manage quality control logs and deficiency reports; complete daily project reports.
Provide written notices in accordance with project manual and contract requirements, in conjunction with or as assigned by PM.
Close-out contracts with subcontractors, vendors and/or suppliers.
Perform and/or verify punch list item accuracy to ensure timely completion.
Inspection of work in place, including shoring, placing, steel reinforcing, post-tensioning and all other items for compliance with project specifications.
Review subcontractor billings with project management.
Develop project meeting schedules and update as necessary.
Review job costs on a regular basis with project management and develop programs to achieve financial goals in the field.
Coordinate and review all shop drawings; maintain as-built set of drawings.
Obtaining all inspections, licenses, and ensuring that the quality aspects of the physical work are fully documented
Directing and managing the work-loads and responsibilities of supporting staff
Complete the punch list and get client/architect sign-off
Assist estimators and attend bid review meetings; establish project logistic plan and constructability reviews
Establish and manage field staffing and support.
Recruiting, scheduling, training, promotion, layoff and discipline of field personnel; assignment of trade superintendents.
Prepare, review, update and analyze project schedules on a regular basis with subcontractors, vendors, and project manager; communicate any schedule changes or adjustments to appropriate parties.
Coordinate subcontractors, suppliers, vendors and laborers to meet project schedules.
Project safety implementation and management; manage OSHA inspections with safety director.
Develop Site Specific Safety Plans with Safety Manager and review monthly with project teams and Safety Manager.
Manage and enforce Independence Construction’s Safety Program and rules, this includes your workers, other crews, and any trade on site. Be willing to discipline noncompliance.
3-5+ years of commercial construction experience
