Responsibilities:

  • Process inspections and preservation work from time of vacancy through foreclosure sale or property conveyance.

  • Review daily inspection and maintenance completion reports.

  • Review all over allowable bids, file requests and upload final bid information to investor websites.

  • E-mail clients requesting approval on overall allowable bids on asset loans; submit bid rebuttals to investor sites.

  • Comply/adhere to all FHA, VA, investor, insurer and master servicer guidelines.

  • Work in conjunction with preservation and inspection vendors to ensure all work is completed within guidelines and set timeframes.

  • Place new orders as properties become vacant.

  • Update mortgage servicing platform (MSP) screens with completion dates and order tracking.

  • Refer loans for eviction to foreclosure attorneys; communicate daily until eviction process is complete.

  • Review vacant property registrations filed by vendors for accuracy, ensuring they are filed in the correct entity.

  • Ensure vendors deactivate property registrations upon foreclosure completion on non-FHA loans and all loans when principal balance becomes zero.

  • Prepare loans and attend daily calls with vendors to discuss and resolve preservation delays.

  • Request and review loan chronologies from loss mitigation, bankruptcy and foreclosure evictions, to explain delays in process in attempt to rebut HUD bid denials.

  • Attend client calls to discuss designated properties.

  • Review first time vacancy loans, fully documenting existing property damage; identify and refer damaged properties for insurance claims.

  • Monitor high risk loans to ensure citations/violations/sump pumps/ damages are addressed timely.

  • Schedule inspections, outside normal inspection order, to address demolition lists and other various reasons.

  • Confirm inspections permits are pulled, as needed.

  • Respond to all inquiries received in the various department e-mail boxes.

  • Work various tasks to completion.

  • Other duties as assigned
