About Us
The Hill CDC works in partnership with residents and stakeholders to create, promote, and implement strategies and programs that connect plans, policies and people to drive compelling community development opportunities in the Greater Hill District.

Real Estate Development Associate
This position will provide capacity to the Hill District Community Development Corporation and to the Hill District Stabilization Committee. The Committee endeavors to save and rehabilitate buildings that are structurally worthy. The Real Estate Associate will report directly to the Hill Community Development Corporation’s Real Estate Development Manager.

Summary of Functions
The Hill District CDC’s Real Estate Development Associate will keep track of the Pittsburgh Bureau of Permits, Licenses, and Inspections issued lists of properties that are Condemned, Under Contract for Demolition, or have been Demolished, as well as Hill District Community Plans. The Associate will endeavor to help make the most efficient use of derelict, condemned property to meet the ends of established community plans. This employee will be responsible for submissions and tracking of property parcels related to the Treasurer’s Sales and other public real estate markets. The Associate will lead the effort to make and track 311 calls for violations to existing property ordinances. If possible, contact will be made with property owners to allow for mediation before possible citations are issued.

Essential Duties and Responsibilities
• Real Estate Development Associate will visually assess land and properties
• Real Estate Development Associate will compare the property to existing community plans and documents to assess the property’s relative importance
• If warranted, Real Estate Development Associate will cause property to be evaluated by an engineer
• Real Estate Development Associate will produce a report to the Hill CDC management group as well as to committees or groups recommending whether or not to expend group resources, or use an existing program tool, or for-profit contractor to cause property to be removed from condemnation list
• Organizing and tracking properties will require maintenance of a database and files that include property history, correspondence, and photos
• Engage and ascertain the opportunities to help property owners that are interested in selling to the Hill CDC in the effort to improve home ownership in the Hill District
• Real Estate Development Associate will also maintain relationships with building inspectors, community groups’ staff, URA staff, and others as directed by the Real Estate Development Manager

Requirements:
• Experience in community development generally, and community development real estate work specifically
• Familiar with Allegheny County Property Records systems, including website
• Familiarity with construction/contracting
• Familiarity with International Building Code
• Possess high degree of organization and attention to detail
• Exhibit excellent ability to communicate through charts, spreadsheets, as well as orally in both formal and informal settings
• Have experience with Geographical Information Software (GIS) is a plus
• Pennsylvania Real Estate License is a plus
• A “can do” attitude, and a willingness to “roll-up their sleeves” for minor labor tasks
• Demonstrated writing abilities to complete grant applications and reports
• Ability to move about the Greater Hill District by a conveyance under their own control, sometimes many miles in one day, to assess buildings and meet with community members and groups
• Experience in property management/leasing/operations is a plus
• Ability to contribute to website and social media content
• Solid analytical and organizational skills and ability to multi-task

Compensation
$32-$45K per year
